Questions covered in this guide
What should every roof replacement quote describe?
Give each roofer the same roof sections and ask for a written scope covering removal, replacement materials, reused components and completion. Request the measured roof area and the ordering quantity as separate figures if they differ. The roof area guide explains surface, footprint and roofing squares. “Thirty squares” alone does not tell you whether the number includes a waste allowance or describes only part of the roof.
Which flashing details should appear in the quote?
The Building America Solution Center’s reroofing guidance calls for inspection of flashing around vents, chimneys and other roof openings, as well as roof-wall joints and valleys. Flashing directs water through these vulnerable transitions. Ask the roofer to identify each location, which parts will remain, which will be repaired or replaced, and how they will connect to the surrounding water-control layers. Request completion photos taken by the contractor before concealed details are covered. You do not need to climb onto the roof to collect that record.
What does research tell us about sealing a roof deck?
In IBHS’s preliminary wind-driven-rain study, Stephen Quarles and colleagues compared sealed and unsealed portions of a full-size duplex roof. With roof covering removed, more water entered through unsealed panel joints than through taped joints. This was a controlled damage scenario, not a prediction of savings or leak prevention for your home. Ask whether deck sealing is appropriate for your roof, what compatible assembly is proposed, and its separate installed price. A deck-sealing line item alone does not establish a FORTIFIED designation or an insurance discount.
How do you compare materials beyond the shingle name?
A matching shingle name does not settle the rest of the assembly. Ask each roofer to identify:
- Existing layers included in tear-off and the charge if additional layers are discovered.
- Underlayment and other specified protective layers.
- Flashing at roof intersections, penetrations and edges, with reused items named.
- Ventilation work and the reason for the proposed approach.
- Disposal, property protection, cleanup and completion documents.
Request an explanation when recommendations differ. Keep product choices separate from a claim that every component is being replaced.
How should hidden decking damage be priced?
Ask for the included quantity and the price of additional work in an explicit unit. A sheet price needs the sheet dimensions, material, thickness, labor and disposal scope; a linear-foot repair cannot be compared as if it were a sheet. GAF’s decking guidance explains why condition may only become clear after tear-off. Ask how the roofer will document damage, obtain your approval and protect exposed areas while a decision is pending.
What changes if the repair quantity is higher or lower?
Use the same assumed quantity for both bids without calling it a prediction. In the example above, four sheets leave a $160 difference. If zero sheets are needed and B’s included allowance does not create a refund, A is $600 lower on those invented prices. If more than four sheets are needed, B’s additional-sheet rate is required before the comparison can be completed. An included allowance is not automatically a refundable credit; ask for the agreement’s terms.
Which promises belong in writing before work begins?
Ask who is responsible for any required permits, weather protection, property damage, cleanup and the final walkthrough. Request the actual product and workmanship warranty terms, including conditions and service responsibility. Put the process for changes and payments beside the base scope. Then use the roofing quote comparison to separate confirmed charges from a possible decking scenario. Leave an unknown rate or quantity unresolved until the roofer supplies it.
Putting it into practice
Separate measured roof surface from ordering quantity, and distinguish included repair units from additional units. A common decking scenario helps compare exposure but cannot convert an uninspected roof into a fixed-price job.
