A FEW SIMPLE CHOICES

What might your project cost?

No email required

Choose what looks closest. “Not sure” is fine—we’ll explain any assumptions. These are national planning prices; a contractor prices your exact project.

What does your roof look like from the ground?
Which roof covering looks closest?

Drawings help you recognize the style. Confirm the actual material with your roofer.

Use my own prices or add an allowance (optional)

These amounts change the calculation. Leave them blank to use the national reference.

Your price range replaces the reference prices. Include the same work at both ends.

Questions covered in this guide

How is a roof replacement planning range calculated?

The calculation is roof surface area multiplied by the selected per-square-foot range, plus an extra-work allowance you enter. Roof surface means the sloped exterior area being replaced. It is not the sum of your home’s interior floors. The result is a national planning reference or your own entered price scenario, depending on the option you select; a ZIP code does not turn it into a local roofer’s quote.

What if you know house square footage but not roof size?

Use the roof area and pitch guide before entering a quantity. A two-story home’s floor area includes both levels, while its roof footprint covers the horizontal area below the roof. Overhangs, additions and slopes can change the comparison. If the quantity is uncertain, label it as an estimate and ask a roofer for a measured roof report. Do not climb onto the roof to obtain measurements.

Should pitch increase an already measured roof area?

No. If your report gives actual roof surface area, the slope is already represented in that measurement. Choose the measured-roof option so the calculator does not apply a second adjustment. If you enter a horizontal footprint instead, the tool uses a single representative pitch to approximate surface area. Multiple roof slopes, dormers and intersections can require a more detailed measurement.

Which roofing costs should be confirmed separately?

Before treating a bid as a complete project total, ask for:

  • Measured area, material specification and whether waste is included in the quantity.
  • Existing layers to remove, disposal and cleanup.
  • Flashing, ventilation and the components proposed for reuse.
  • Decking-repair unit prices, included quantities and approval before extra work.
  • Permit responsibility, access provisions and written warranty terms.

GAF’s decking explanation helps explain why concealed damage may remain unresolved until removal.

Worked example: price an allowance without predicting damage

Illustrative arithmetic only: a roofer quotes $120 per additional decking sheet and includes two sheets in the base price. If an agreed scenario assumes five comparable sheets in total, the additional allowance is (5 − 2) × $120 = $360. If only one sheet is needed, no extra-sheet charge is added under that assumption. This example does not predict damage or establish a fair local repair rate.

How do you compare the finished estimates?

Use the roofing scope checklist to match removal, materials and repair terms. Then use the written quote comparison with Roofing selected to compare known totals and decking scenarios. Confirm that sheet size, thickness, labor and disposal are comparable before applying the same quantity. Keep unpriced repairs visible rather than forcing an artificially narrow total.

Putting it into practice

A pitch adjustment belongs only on a horizontal footprint. Applying it to a measured roof surface overstates the quantity. A repair allowance should be reconciled with included quantities before comparing bids.
