Questions covered in this guide

Start with the roofing job you already need

If the roof needs replacement, compare suitable roofing options within that project. If the roof is still serviceable, compare any proposed coating or replacement as a separate investment. Do not assume that a potential energy benefit pays for work you otherwise would not undertake.

Ask for the actual product rating

ENERGY STAR explains that solar reflectance and thermal emittance both matter to cool-roof performance. Ask the roofer for the specific product and color, the supporting rating information and its suitability for your roof. Keep that information attached to the bid rather than relying on a brochure for an unspecified product family.

Treat the savings claim as a scenario

The same guidance says benefits depend on factors including climate and insulation. Ask what conditions a proposed savings estimate assumes and whether those conditions describe your house. If there is no documented estimate, leave savings unpriced. You can still compare appearance, the proposed installation scope, warranty terms and the actual difference in the quotes.

A useful decision sheet

Put standard option and cool-roof option in two columns. Record the complete installed total, required preparation, changed accessories, warranty document and any difference in ongoing maintenance. Ask the contractor which items would change if you selected another color or product. Use our roof calculator as a national planning reference, then rely on measured scope and written bids for the comparison. Neither the product rating nor the calculator establishes a local energy saving for your home.

Putting it into practice

Evaluate the incremental cost within the project actually contemplated. Comparing a product upgrade during necessary replacement is different from justifying an otherwise unnecessary replacement with uncertain energy savings.
