Local considerations

For Austin roofing, preserve the property lookup and replacement quantities with the bid. The roof covering and concealed deck should remain separate entries so changed field conditions can be reviewed against the original scope.

A quote can cross a permitting boundary when its material or repair scope changes. Separating covering, deck and other work makes that decision visible before a change order is priced or accepted.

Read the exception before accepting an exemption

Austin's residential exemption list covers qualifying roof-covering replacement, but makes an exception in the Wildland-Urban Interface when at least half the roofing is replaced. It separately lists roof-deck work up to 128 square feet. These are different scope questions. Have the contractor confirm jurisdiction, property classification and the applicable route; a postal address alone does not settle them.

Describe what the roof job includes

Divide your scope sheet into covering, underlying deck and other work. Under covering, record whether the proposal removes existing material and what replaces it. Under deck, record the contractor's current assessment and how newly discovered damage will be documented. Under other work, list items such as flashing or vents that the bidder proposes to change. Ask for quantities and responsibilities where known, leaving uncertain items clearly marked.

Resolve the map and measurement questions

Ask the bidder to document the property's Wildland-Urban Interface status and the planned portion of roof being replaced. Keep a copy of the information used rather than a verbal assurance. If the project expands after inspection or removal, ask who will reassess the permit question and communicate the revised scope. The homeowner's role is to gather the decision record, not to climb the roof or certify the measurements.

Compare the complete proposals

Use separate columns for confirmed work, conditional repairs and unanswered questions. Request a written method for approving additional deck work before it is performed, including how quantities and prices will be documented. Do not insert an assumed local surcharge into the roofing calculator. Its national planning range cannot establish Austin code applicability or the condition beneath your current covering. Bring the scope sheet and property-specific confirmation to your next bid discussion.
